When you see an Open House sign pop up on your neighbor’s lawn on a Sunday afternoon, you might think it’s only an invitiation for potential buyers to get a peak inside, but think again!   While the main goal of the afternoon is to attract potential buyers, there’s no reason you can’t sneak in to conduct some no-cost, no-obligation research on your own – especially if you’re considering selling your home in the coming months.  Here are 3 reasons why it’s worth your time to spend a weekend or two touring homes before you list your own:

  1. open-house-signIt’s a great opportunity to see how your home stacks up to the competition.  When you list your home for sale, every other home on the market is your competition. This is particularly true of homes with a similar number of bedrooms and bathrooms. As you walk through the open house home ask yourself how your home compares to this one:  Is it in better condition? Worse? Does this home have comparable finishes such as hardwood floors, updated lighting, granite counters in kitchen and baths?  If your home were on the market, would it be more attractive or less attractive to buyers than this one?
  2. It’s a great opportunity to hear what potential buyers are saying.   What are buyers saying as they tour these homes? What would they say if they were touring your home in its current condition?   Hearing the feedback of others can give you valuable insight into the sorts of things buyers are looking for and what kind of questions they’re asking as they look for a home to purchase.
  3. It’s a great opportunity to adjust your price expectations. The key to buyer interest and the “herd mentality” that can result in multiple offers tends to hinge on a perfectly-priced home. This means understanding competing homes and finding the sweet spot for your own based on amenities,conditions, location, and recent sales. Touring open houses in your neighborhood helps take of the “emotional blinders” sellers often have when they think about how much their home “should be worth.” Seeing clearly is essential to a successful sale.
